What is the Certificate?
The energy performance certificate (EPC, in Spanish CEE) is an official document drawn up by a qualified technician with objective information on a property's energy performance. It rates efficiency on a scale from A (most efficient) to G (least efficient).
When is it Required?
Under Royal Decree 390/2021, every owner who sells or rents out a property in Spain needs one. The energy label must also appear in any property advert.
Legal Validity
The certificate is valid for up to 10 years. With a G rating, validity can drop to 5 years. Keeping it in force is the owner's responsibility.
Habitability Certificate
The cédula de habitabilidad is compulsory in Catalonia to sell or rent a home. It proves the property meets the minimum habitability standards. With our Combo Pack you get both documents in a single visit.

Local service in Reus
Homes in Reus: what to know
Reus town centre has many early 20th-century terraced houses, several of them split into flats, and Modernista buildings such as Casa Navàs. Outside the old town there are plenty of blocks from the second half of the 20th century and, in the newest districts, buildings designed under the current Spanish building code.
That difference shows on the certificate: a flat in a building from after 2007, with insulation and double glazing, usually rates much better than an unrenovated one from the 1970s. If you have renovated, keep the invoices or data sheets for windows, insulation or heating and cooling to hand. With real data we can show the improvement; without it, the software uses default values, which are less favourable.
For a terraced house the asbestos certificate costs €180 and the visit takes longer, because we also check roof terraces, courtyards, storerooms and garages, which is where asbestos cement sheets or tanks turn up most often.
If you are selling or renting a flat in Misericòrdia, premises in El Carrilet or a house in Mas Iglesias, you need an energy certificate. We travel to Reus and deliver the full report with ICAEN registration and the official label within 24–48 hours.

If you are selling or renting out a property in Reus, since 3 October 2026 you also need a certificate of presence or absence of asbestos. We do it in the same visit as the energy certificate: €150 for flats and €180 for houses, VAT included.
