What is the Certificate?
The energy performance certificate (EPC, in Spanish CEE) is an official document drawn up by a qualified technician with objective information on a property's energy performance. It rates efficiency on a scale from A (most efficient) to G (least efficient).
When is it Required?
Under Royal Decree 390/2021, every owner who sells or rents out a property in Spain needs one. The energy label must also appear in any property advert.
Legal Validity
The certificate is valid for up to 10 years. With a G rating, validity can drop to 5 years. Keeping it in force is the owner's responsibility.
Habitability Certificate
The cédula de habitabilidad is compulsory in Catalonia to sell or rent a home. It proves the property meets the minimum habitability standards. With our Combo Pack you get both documents in a single visit.

Homes in Tarragona: what to know
Tarragona has very different kinds of buildings. The Part Alta, the old town, has old buildings with thick walls, no insulation and wooden windows. The Eixample, around the Rambla Nova, mixes early 20th-century buildings with newer blocks. The western districts (Torreforta, Bonavista, Campclar) grew with the arrival of the chemical industry and are mostly blocks of flats from that period.
Flats like these usually get a rating between E and G. There is no minimum rating to sell or rent: what the law requires is a registered certificate. In the report we tell you which improvements would raise the rating in your case, such as new windows or a heat pump.
Many of these buildings were built before 2002, the year asbestos was banned in Spain. Downpipes, water tanks on the roof terrace and roofs over courtyards and storerooms were often made of asbestos cement, and we always check them for the asbestos certificate.
Whether you own a flat in the Eixample, a house in Sant Pere i Sant Pau or commercial premises in El Serrallo, an energy certificate is required to sell or rent. We register it with the ICAEN and deliver the official energy label within 24–48 hours. No platforms. No middlemen.

Asbestos certificate in Tarragona
If you are selling or renting out a property in Tarragona, since 3 October 2026 you also need a certificate of presence or absence of asbestos. We do it in the same visit as the energy certificate: €150 for flats and €180 for houses, VAT included.
